Paul Johnson, Advisor

Considered by some to be the Dean of Arizona appraisers, Paul has over 40 years experience as an appraiser, but as a CRE (Counselor of Real Estate) Paul’s strength is consulting: both in conjunction with his love for GIS mapping. Paul also borrows from his experience as a licensed broker, contractor, teacher, and private pilot. Paul’s years in real estate and his national contacts give him a unique perspective on the Metro Phoenix market as well as key contacts in all money centers; including the UK through his FRICS designation as a Fellow in the Royal Institute of Chartered Surveyors.

Paul specializes in serving corporate, private, and legal clients, individually or as part of a team, in assessing the critical components of real estate analysis be it valuation, construction, marketing, legal, development, or strategies related thereto. If Paul doesn’t have the answers, he has worked with someone who would.

With a degree in Economics from Lafayette College, Paul combines economics with real estate trends, cycles, and real estate data in coordination with his sister company, Maps & Facts Unlimited (www.mapsandfacts.com) which specializes in the GIS mapping of historic and projected real estate and demographic trends for both market analysis and impact studies.

Professionally, Paul has been an MAI since 1975 and a member of the Counselors of Real Estate (CRE) since 1983. He is a past member of the National Governing Council of the Appraisal Institute, past President of the Arizona Chapter of the Appraisal Institute, and a past Liaison Vice President for The Counselors. He has served on or chaired editorial boards, advisory councils, governing councils, and numerous councils/committees at ASU. From 1980 through 1990, Paul was the Managing Partner of Burke, Hansen, & Homan, then the largest privately owned appraisal firm in the United States.

Paul has extensive experience in litigation consulting having been the testifying expert in the historic Baker vs. Motorola litigation, reportedly the largest toxic tort litigation in U.S. history, involving alleged diminution associated with contaminated ground water throughout Metropolitan Phoenix. (After a two month trial, the jury awarded zero damages!) More recently, Paul was the Court approved valuation consultant valuing most of the assets held by Mortgages Ltd. in connection with its’ One Billion Dollar bankruptcy.

He has testified over 100 times in connection with valuations, valuation methodology, impact studies (including the Esplanade), construction defects, environmental issues, diminution in value, condemnation, expansive soil, lease renewal clauses, arbitration, insurance, class certification, appraisal reviews, flood issues, deficiencies, assessed values, misrepresentation, defaults, severance, rental values, debtor’s equity, leased fees, lost profits, hidden defects, partitions, contributing value issues, and military airport zoning issues, and the appropriate methodology associated with valuing the above, One way or another, Paul has dealt with it from the practitioners’ viewpoint.

Over the years, Paul’s clients have included Fortune 500 companies; national and community banks; Savings & Loans; celebrities; national and local accounting firms; national and local law firms; Federal, State, County, and City government agencies; major and minor home builders; developers; railroads; charities; and private investors.
